For property owners
What does full-service management include?
Marketing and leasing, resident screening, lease preparation and e-signing, rent collection, maintenance coordination, routine inspections, lease renewals, and monthly financial statements. You stay informed without handling the day-to-day.
How and when do I get paid?
Rent is collected through our secure resident portal and owner funds are disbursed by the 10th of each month by direct deposit, along with a detailed monthly statement you can view any time in the owner portal.
How do you choose residents?
Every applicant is evaluated with the same written criteria: identity verification, income, rental history, credit, and background screening as permitted by law. We follow all fair housing laws and treat every applicant equally.
Who handles repairs, and do I approve them?
We coordinate licensed, insured vendors and handle routine repairs within an approval limit you set in your management agreement. Anything above that limit comes to you first — except true emergencies that threaten safety or the property.
I already have a property manager. Can I switch?
Yes. We handle the transition: collecting leases, deposits records, keys, and resident information from your previous manager, introducing ourselves to your residents, and setting them up in our portal.
Do you manage only single-family homes?
We manage single-family homes, townhomes, condos, and small multifamily properties. Reach out for a free rental analysis and we'll talk through your property.
For residents
How do I pay rent?
Log in to the resident portal to pay by bank transfer (ACH) or card, or set up AutoPay so you never miss a due date. Rent is due on the 1st of each month.
Where can I find my lease?
Your signed lease and any addenda are stored in the resident portal under Documents. You can download a copy any time.
How do I request a repair?
Submit a request through the resident portal or our online maintenance form. We respond within one business day. For emergencies — flooding, no heat in freezing weather, gas smell, or security issues — call (555) 555-0199 right away.
Is renter's insurance required?
Yes. Residents must carry renter's insurance with at least $100,000 in personal liability coverage and provide proof at move-in. It protects your belongings, which the owner's policy does not cover.
How much notice do I need to give before moving out?
Written notice as required by your lease — usually 30 or 60 days before your lease ends. Submit it through the resident portal or by email so you have a record.
When will I get my security deposit back?
After you move out we complete an inspection and return your deposit, minus any itemized deductions, within the timeframe set by state law. Be sure to leave a forwarding address.

How long does approval take?
Most applications are reviewed within 1–3 business days once all documents are received.
Can I tour a home before applying?
Yes — request a showing from any listing page and we'll contact you to schedule a time.
Do you accept housing vouchers?
We consider all lawful, verifiable sources of income, and we evaluate every applicant using the same written criteria.
