Residents

Moving in & moving out.

Simple checklists for a smooth start and a full deposit return. Print this page or save it to your phone.

Moving in

  • Sign your lease and pay move-in funds through the resident portal.
  • Get renter's insurance (at least $100,000 in personal liability coverage) and upload proof.
  • Set up utilities in your name to start on move-in day (electric, gas, water/trash, internet) as listed in your lease.
  • Pick up keys at your scheduled move-in appointment.
  • Complete the move-in condition report within the time stated in your lease — note and photograph anything already damaged.
  • Update your address with USPS, your employer, bank, and DMV.
  • Locate the water shut-off, breaker panel, and smoke/CO detectors.

Moving out

  • Give written notice as required by your lease (typically 30–60 days before it ends).
  • Schedule utilities to stop the day after your move-out date — not before.
  • Pay any remaining balance through the resident portal.
  • Clean thoroughly using the checklist below and remove all belongings and trash.
  • Return every key, fob, garage remote, and mailbox key.
  • Give us your forwarding address so we can send your deposit accounting.

Move-out cleaning checklist

  • Kitchen: inside and outside of all appliances, cabinets, counters, sink
  • Bathrooms: toilet, tub/shower, sink, mirrors, cabinets, floors
  • Floors: vacuum carpets; sweep and mop hard floors
  • Walls: remove nails/hooks and wipe smudges (don't paint unless approved)
  • Windows & blinds: dust blinds, clean sills and tracks
  • Light fixtures: replace burned-out bulbs
  • Outside: remove trash, mow if you're responsible for the yard, clear the garage

Your security deposit

After you move out, we inspect the home and compare it to the move-in condition report. Normal wear and tear is never charged. Your deposit — minus any itemized deductions for damage, cleaning beyond normal wear, or unpaid balances — is returned within the deadline set by state law.

Tip: photos of the clean, empty home on move-out day are your best friend.
